New Construction #14, Andover – Final Details & Pics

I finished this project at the beginning of July and could not be happier with how it turned out.  I had originally planned to list the house for $1.125M.  However, this ARV was determined a year before I actually listed the house and the market turned for the better.  My real estate agent and I felt that we had an advantage over the other builders in town due to the design and style of this house,  so I listed it at $1.325M.  After a couple of weeks on the market, we got a great offer on the property from an out of state family of $1.276M.  While I am well over the $1.125M estimated ARV when I purchased this house, I also went over budget due to the higher level of finishes that this house required.  At the end of the day, this will be my most profitable deal to date!
